The compliance trap in real estate chat
Real estate agents and brokerages face strict advertising, fair housing, and brokerage representation laws. When you put an automated chat widget on your property listings or market-report pages, a generic AI bot can easily overstep. If a visitor asks whether a neighborhood is "safe" or which school district is "best," a poorly trained chatbot can violate fair housing guidelines by steering the buyer toward or away from specific areas. If the bot offers unverified financing terms, it risks triggering lending disclosure violations.
To capture leads safely, your website chat needs strict boundaries. It should answer questions using only your verified listings, neighbourhood guides, and brokerage policies. It should never invent market statistics, promise specific mortgage rates, or answer subjective questions about community demographics. When a user asks a complex or legally sensitive question, the chat needs to hand the conversation to a licensed agent immediately.
What buyers and sellers actually ask after hours
Most property inquiries happen outside standard business hours. When a visitor lands on your site at 11:00 PM to look at an active listing, they want immediate answers to basic questions:
- What is the HOA fee for this property?
- Is there an upcoming open house this weekend?
- Are pets allowed in this building?
- Can I schedule a private viewing for Tuesday?
- How much is my home worth based on recent local sales?
If a visitor cannot find these answers quickly, they bounce to a portal site like Zillow or Realtor.com, where they are immediately connected to a different agent. A well-configured website chatbot keeps them on your domain, answers their immediate logistical questions, and collects their contact details before they leave.
Connecting chat to your scheduling workflow
Capturing a lead's name and email address is only the first step. For real estate, speed-to-lead dictates conversion rates. If a buyer wants to view a property this weekend, a static contact form that says "We will get back to you within 24 hours" loses the deal to an agent who responds instantly.
Automate the next step by integrating your chat directly with your calendar tool. When a visitor asks to book a showing, the chat can pull available slots from Calendly or Cal.com, let the user pick a time right inside the chat window, and log the appointment details instantly.
For inquiries that require human judgment, such as an extensive seller consultation or a complex commercial lease question, the conversation should flow into a shared team inbox. This allows any agent on your team to pick up the full transcript without making the user repeat themselves.
Training your AI on local listings and policies
Standard chatbots require you to write rigid decision trees with hundreds of "if/then" buttons. If a user types something unexpected, the bot breaks and frustrates the user. Modern AI chat agents solve this by reading your existing content directly.
You can connect your AI agent to your property database, PDF market reports, and brokerage FAQs. When a user asks a question, the bot scans your verified documents and answers with exact citations, linking directly to the relevant property page or guide.
If you use SuperBot, it is an AI customer-support agent for websites and online stores that trains on the business's own content and answers with citations. It includes a shared team inbox with human handoff and full transcript, lead capture into a built-in CRM, appointment booking via Calendly or Cal.com, help-centre articles, analytics on resolution rate, CSAT, sentiment and knowledge gaps, and supports 35 languages. It installs on Shopify, Wix, WordPress and WooCommerce (official plugin at wordpress.org/plugins/superbot), Webflow, Squarespace (Code Injection, Business plan or higher), Square Online and Adobe Commerce, or any site via one embed snippet. Evaluating chatbot pricing and features for brokerages
Before committing to a chat platform, check how vendors bill for usage. Many tools charge per "resolved outcome" or per "interaction," which can scale unpredictably during heavy market seasons or when a single user asks a long series of follow-up questions.
Check each vendor's current pricing page before you choose, because prices and billing periods change. The prices we checked on October 8, 2026, are these:
- Gorgias: Starter $10 a month (50 tickets, monthly billing only); Basic $60 a month, or $50 a month billed yearly, for 300 tickets; Pro $360, or $300 billed yearly, for 2,000 tickets; Advanced $900, or $750 billed yearly, for 5,000 tickets. The AI Agent costs $1.00 per interaction on a monthly contract or $0.90 on an annual one, with a 7-day free trial.
- Intercom: Essential at $29 per seat a month billed annually; Fin AI Agent at $0.99 per outcome, with a minimum monthly commitment for Fin on an existing helpdesk (for example 50 outcomes); and a 14-day free trial.
- Tidio: a Free plan with 50 billable conversations a month, 50 Lyro AI conversations as a lifetime allowance, and 100 Flows visitors; Starter from $24.17 a month on the Annually option, for 100 billable conversations; Growth from $49.17 a month, from 250 billable conversations; Plus from $300 a month plus usage.
- Chatbase: a Free plan with 50 message credits and 1 agent; Hobby $40 a month for 700 credits; Standard $150 for 4,000 credits; Pro $500 for 15,000 credits; 20% off yearly billing; branding removal as a $99-a-month add-on. Check the pricing page for the Standard and Pro billing periods.
- Chatling: a Free plan with 200 AI credits; Starter $25 a month, or $21 a month billed yearly, for 1,750 credits; Growth $75 a month, or $63 billed yearly, for 6,000 credits; Scale $295 a month, or $246 billed yearly, for 35,000 credits; extra credits at $10 per 1,000; branding removal as a $35-a-month add-on.
- SiteGPT: no free plan, with a 7-day trial that needs a card; Starter $59 a month, or $39 a month billed yearly ($468 a year); Growth $129 a month, or $79 billed yearly; Scale $429 a month, or $259 billed yearly; branding removal as a $39-a-month add-on.
- Shopify Inbox: free on the Shopify App Store listing.
- Wix Smart Chat: uses the AI credits in your Wix site plan (the free plan gives up to 30 credits a day and up to 120 a month). Wix estimates Smart Chat actions at 150 to 1,000 depending on the plan and does not guarantee them. It goes offline when the credits run out.
- Drift announced a gradual sunset in March 2026, with no single end date.
When reviewing these tools, check whether they allow unlimited team members so your entire brokerage can access the inbox without per-seat upcharges, or check the vendor's current pricing page for details.
What to do this week
- Audit your existing FAQ pages: Gather your top 20 questions from recent buyer and seller emails, such as deposit requirements, escrow timelines, and brokerage fees, and put them into a clean document.
- Set up your calendar links: Make sure your Calendly or Cal.com availability is up to date for property showings and initial phone consultations.
- Test your current lead form: Submit an inquiry on your mobile site after hours to measure how long it takes your current setup to acknowledge the lead.
- Define fair housing boundaries: Add a clear instruction to your AI training guidelines that prohibits the bot from answering subjective questions about neighborhoods, safety, or schools.
