AI chatbot for real estate

Property enquiries arrive at 10pm on a Sunday, from someone scrolling a listing. SuperBot answers what your site already says about the listing and the buying process, then captures the lead and books the viewing before they move to the next agent's site.

SuperBot trains on your listing pages, area guides, fee information and process explainers, then answers buyers, sellers and renters around the clock with the source shown. It qualifies and captures leads into its built-in CRM or HubSpot, Salesforce and Pipedrive, books viewings and valuation calls through Calendly or Cal.com, and hands warm leads to an agent in a shared inbox with the whole conversation. It doesn't give legal, mortgage or investment advice.

Example

Visitor: Is the 3-bed on Maple Street still available? Could I see it Saturday?

Agent: It's listed as available. Saturday has viewing slots at 11:00 and 14:30 β€” which suits you? I'll also pass your details to the listing agent to confirm.

Visitor: 11 works. Also, what's it worth compared to the one next door?

Agent: I can't give a valuation, but I've noted the question for the agent, who'll bring comparable sales to the viewing. You're booked for 11:00 Saturday.

Illustrative example conversation β€” not a real customer. Details depend on the content you train it on.

What visitors ask

The questions your real estate agency gets every week.

And how the agent should handle each one β€” from your own content, or by handing it to a person.

  1. β€œIs this property still available?”

Answers from the listing page as it stands when crawled, and offers to connect the visitor with the listing agent to confirm.

  2. β€œCan I book a viewing this weekend?”

Offers open viewing slots through Calendly or Cal.com and collects the visitor's contact details.

  3. β€œWhat would my home sell for?”

Never gives a number. Captures the address and books a valuation call with an agent.

  4. β€œWhat are the HOA fees and property taxes?”

Repeats the figures shown on the listing only, and suggests confirming with the agent before an offer.

  5. β€œDo I need to be pre-approved before viewing?”

Explains your agency's policy on proof of funds or pre-approval as you've written it.

  6. β€œWhat fees do you charge sellers?”

Answers from your published fee or services page, or hands off if fees are negotiated case by case.

  7. β€œIs this a good neighbourhood for families?”

Shares factual area content you publish (schools list, transport) and avoids characterising neighbourhoods or who lives there.

What it does

What SuperBot handles for a real estate agency.

Every feature is on every plan, including the free one.

Every feature

Buyer, seller and renter leads

Captures contact details and what the visitor is looking for, then sends them to the built-in CRM or HubSpot, Salesforce or Pipedrive, with Slack alerts.

Viewings and valuations booked

Visitors pick a slot from your Calendly or Cal.com calendar without leaving the listing.

Hot leads go to a person

An agent can take over the live conversation from the shared inbox with the full transcript in view.

See what buyers keep asking

Knowledge-gap reports show which questions the site doesn't answer yet, so you can add them to listing templates.

Honest limits

What it should not do.

SuperBot answers from trained answers and your content first. When nothing approved matches and confidence is low, the chat waits for a human. Set these limits as escalation rules and trained answers before you go live, then test them.

  • No valuations, price predictions or advice on what to offer β€” those need a licensed agent.
  • No mortgage, legal or tax advice; the agent points to the relevant professional or your partner list.
  • Avoid steering: the agent should not describe neighbourhoods by who lives there or answer 'is this area safe' with opinions. Keep area answers to factual content you publish, in line with fair-housing rules where you operate.
  • Availability can change faster than a crawl. Have the agent say listings should be confirmed with the agent, and re-sync your listing pages regularly.

Setup checklist

What to train it on first.

Point SuperBot at your site, then make sure these are covered. Most of it is content you already have.

  1. 01

    Listing pages

Crawl your listings section so the agent can quote price, beds, features and fees exactly as displayed.

  2. 02

    Buying and selling guides

Process explainers β€” offers, surveys, closing or completion timelines β€” answer the long-tail questions.

  3. 03

    Fees and services

Your seller fee structure, lettings or property-management fees, and what's included.

  4. 04

    Agent roster and areas

Who covers which area or property type, so handoffs go to the right person.

  5. 05

    Viewing policy

Proof-of-funds or pre-approval rules, and how virtual tours work.

  6. 06

    Lead fields

Decide what to capture: budget range, timeline, buying or selling, and preferred contact method.

FAQ

Questions real estate agencies ask us.

Something else about your setup? Talk to a human β€” a real person reads every message.

Does SuperBot connect to the MLS or my property portal feed?

SuperBot doesn't list an MLS or portal integration. It trains on the listing pages published on your own site, so keep those pages current and re-sync the knowledge base when listings change.

Can it qualify leads before passing them to agents?

Yes. It can ask the questions you choose β€” budget range, timeline, buying or selling β€” capture contact details into the built-in CRM, and push them to HubSpot, Salesforce or Pipedrive.

Will it give buyers property valuations?

No. Valuations and pricing advice need a licensed agent. The agent captures the address and books a valuation call instead.

Can agents take over a conversation live?

Yes. Conversations appear in the shared inbox, where any team member can reply with the full history. Every plan includes unlimited team members.

Does it work on property sites with many listings?

Yes. SuperBot crawls the pages you point it at. For large listing sites, focus the crawl on active listings and the guides that answer process questions.
